How it works

  1. Free rental appraisal

    We look at your property and what similar homes are renting for now, and give you a written rental figure. No cost and no obligation.

  2. Choose your package

    Pick the level of service that suits you, from Bronze to Platinum, or just the parts you need through Ray White Choice. We sign a management agreement and take it from there.

  3. Get it ready to rent

    We check what's needed to meet the Healthy Homes standards and the smoke alarm and insulation rules, and suggest anything that will help it rent well. Methamphetamine testing can be arranged before a tenancy starts.

  4. Find the right tenant

    Professional photos and advertising on Trade Me, realestate.co.nz and Ray White's own sites. We run the viewings and check every applicant: ID, credit and background checks, and references from previous landlords. You make the final call.

  5. Move in

    We prepare the tenancy agreement, collect the bond and lodge it with Tenancy Services, and complete a full entry inspection with photos before the tenant moves in.

  6. Looking after it

    Rent is checked every day, with zero tolerance on arrears. Routine inspections every 12 weeks with a report, photos and video. Repairs by trusted local tradespeople, a 24/7 line for emergencies, and a rent review every year.

  7. When a tenancy ends

    We handle the notices and paperwork, inspect the property against the entry report, process the bond refund, and line up the next tenant to keep the gap short.
