How the figures work

Gross yield is a year's rent as a share of the price: 52 weeks of rent, divided by what the property cost or is worth.

Net yield takes the yearly costs and the management fee off the rent first, so it's closer to what you keep.

The management fee is worked out as a share of the rent, with GST at 15% added on top.
