How switching works

  1. Talk to us

    Call with your current management agreement handy. We'll check its exit terms and plan the handover. It's confidential and there's no obligation.

  2. Sign two things

    Our management authority, and a short letter to your current manager, which we deliver for you.

  3. We give notice

    We send the letter to your current manager, in line with the notice terms of your agreement. You don't need to make the call, and you don't need to give a reason.

  4. We collect everything

    The file, the records, the compliance paperwork and the keys, with as little disruption to your tenant as possible.

  5. Your tenant meets us

    We introduce ourselves, give your tenant their new contact and rent payment details, and help them through the change.

What we collect from your current manager

  • Tenancy agreements and every inspection report
  • Rent records, and the tenant's application and reference checks
  • Healthy Homes, insulation and smoke alarm paperwork
  • Details of any arrears, breach notices or Tribunal hearings
  • Signed change of landlord bond forms
  • Your tenant's contact details
  • All the keys
  • Maintenance still under way, and regular contractors such as lawn mowing or cleaning

What your tenant notices

Very little. Their tenancy agreement carries on as it is, and their bond stays lodged with Tenancy Services.

We introduce ourselves, give them new details for paying rent and reporting maintenance, and answer any questions they have.
